Rental and After-Sales Support for Property Owners in Turkey

After the purchase, we stay available: a tenant search through our licensed real estate brokerage, the handover of the property, the utility accounts and the residence permit as an owner.

In short

After you buy property in Turkey, we stay available: we search for a tenant through our licensed real estate brokerage (TTBS no. 3408704), coordinate the handover and the utility accounts, and prepare the residence permit file if the property qualifies (at least USD 200,000 on the title deed for property bought from 16 October 2023). We do not manage properties, run maintenance teams, collect or guarantee rent, or promise yields.

Who it is for

  • Owners who want to let their property in Turkey to a tenant
  • New owners who need the handover and the utility accounts arranged
  • Owners who want a residence permit based on their property
  • Owners living abroad who need someone in Turkey to coordinate

What we do after the sale

  • Handover: we coordinate the handover of the keys, the meter readings and the documents with the developer or the seller, in person with you or by video call if you are abroad.
  • Utility accounts: electricity, water, natural gas and internet subscriptions in your name, which you need to live in the property or to let it.
  • Tenant search: if you want to let the property, we look for a tenant through our licensed brokerage, arrange the viewings and coordinate the rental agreement.
  • Residence permit as an owner: if the property qualifies, we prepare the residence permit file (see the residence permit for property owners).
  • Later questions: we stay available for questions about the property, a later sale or a new purchase.

What we do not do

We are a licensed real estate brokerage and advisory firm, not a property management company. We do not run maintenance or repair teams, we do not collect rent or guarantee it, and we do not promise rental yields or occupancy. Day-to-day management, repairs and rent collection are arranged by you directly, for example with the building's management or a provider you appoint.

Letting your property: what owners should know

  • The rental agreement sets the rent, the deposit, the duration and the obligations of each side. We recommend that you have it reviewed by an independent lawyer.
  • A tenant who applies for a residence permit must document the address, often with a notarised rental agreement, so agree the form of the agreement early.
  • Short-term holiday letting is subject to separate rules and may need a permit; check them before you advertise a unit for short stays.
  • As general information, rental income from property in Turkey must generally be declared, and income tax may apply. A licensed accountant or tax advisor tells you how this applies to you.

Selling later

If the property was used for Turkish citizenship, the title deed carries a 3-year no-sale annotation: selling within that period cancels the investment certificate, and a later buyer cannot use the same property for citizenship. If you bought a new property with the VAT exemption for non-residents and dispose of it within 3 years, the unpaid VAT plus interest becomes due. As your broker, we can advise you on a later sale; see selling property after citizenship by investment.

Costs

Utility deposits and connection charges are set by the providers. Notary, translation and residence permit fees are paid separately. Our fees, including for a tenant search, are not published: contact us for fees, questions and service scope.

Guides

Book a consultation or message us on WhatsApp: tell us where your property is and what you need after the purchase.

How the process works

  1. Handover

We coordinate the handover of the keys, the meter readings and the documents with the developer or the seller.

  2. Utility accounts

Electricity, water, natural gas and internet subscriptions are opened in your name.

  3. Tenant search

If you want to let the property, we look for a tenant through our licensed brokerage and arrange the viewings.

  4. Rental agreement

We coordinate the rental agreement and recommend that an independent lawyer reviews it; a notarised form helps a tenant who applies for a residence permit.

  5. Residence permit

If the property qualifies, we prepare your residence permit file as an owner and the renewals.

  6. Later questions

We stay available for questions about the property, a later sale or a new purchase.

Documents checklist

  • Title deed (tapu) of the property
  • Passport and Turkish tax number
  • Bank account in Turkey for the utility payments and the rent
  • Earthquake insurance (DASK) policy
  • For a residence permit: health insurance, photographs and the documents we list for your case

Your full list depends on your situation; we prepare it with you.

Frequently asked questions

Do you offer property management?

No. We do not manage properties, run maintenance or repair teams, or collect rent. We search for tenants through our licensed brokerage and help with the handover, the utilities and the residence permit as an owner.

Can you find a tenant for my property?

Yes. We look for a tenant through our licensed real estate brokerage, arrange the viewings and coordinate the rental agreement. We do not guarantee the rent or the occupancy.

What rental income can I expect?

We do not promise rental yields. Rents depend on the location, the unit and the market at the time you let the property.

Do I pay tax on rental income in Turkey?

As general information, rental income from property in Turkey must generally be declared, and income tax may apply. We are not tax advisors: a licensed accountant or tax advisor tells you how this applies to you.

Can I get a residence permit with my property?

If the property is residential and, for property bought from 16 October 2023, the sale price on the title deed is at least USD 200,000. The permit can be renewed while you own the property.

What should I know before selling later?

A property used for citizenship carries a 3-year no-sale annotation, and a later buyer cannot use it for citizenship. If you bought a new property with the non-resident VAT exemption and dispose of it within 3 years, the unpaid VAT plus interest becomes due.
