Property Purchase Assistance for Foreign Buyers in Turkey

From your first brief to the keys: we shortlist property that fits your plans, arrange viewings in person or by video call, and guide you through the checks, the payment and the title deed transfer as a licensed real estate broker.

In short

A foreign buyer in Turkey needs a Turkish tax number and, in practice, a bank account in Turkey; a sale to a foreigner requires a valuation report from an SPK-licensed firm, and the title deed fee is 4% in total, split between buyer and seller. As a licensed real estate brokerage, we shortlist property that fits your plans, arrange viewings in person or by video call, and guide you through the checks, the payment and the title deed transfer.

Who it is for

  • Foreign buyers of a home or a holiday home in Turkey
  • Investors buying for rental income, Turkish citizenship or a residence permit
  • Buyers living abroad who need viewings by video call
  • Families relocating to Istanbul who want one advisor for the whole purchase

What purchase assistance includes

Buying property in another country means unfamiliar rules, another language and large payments. As a licensed real estate brokerage (TTBS licence no. 3408704), we stay with you through the purchase:

  • Your purpose: a home, a holiday home, a rental investment, Turkish citizenship or a residence permit. Each purpose changes what to look for.
  • A shortlist of projects and units that fit your city, budget and timeline, with floor plans, photos and the current availability.
  • Viewings with you on site, or by video call if you are abroad.
  • Support with the negotiation and the reservation or sale agreement, which we recommend you have reviewed by an independent lawyer.
  • The practical steps: the Turkish tax number, the bank account, the payment through a bank in Turkey, the valuation report and the title deed appointment.
  • After the transfer: the handover, the utility accounts and, if you need them, the residence permit or citizenship application.

Who it does not suit

  • Buyers who expect a promised rental yield, a buy-back or a resale profit: we do not promise returns.
  • Buyers who need legal representation: the legal checks are coordinated with licensed professionals, and we recommend an independent lawyer.

Buying for citizenship or a residence permit

For Turkish citizenship, the property must be worth at least USD 400,000, and the title deed price, the bank-proven payments and the valuation must each reach that amount. The foreign currency is sold to a bank in Turkey with a Foreign Exchange Purchase Certificate (DAB) before the transfer, and the title deed carries a 3-year no-sale annotation. The unit and the seller must also be eligible, which we check before you sign (see due diligence). The full rules are on citizenship by real estate investment.

For a residence permit, a residential property bought from 16 October 2023 must have a sale price of at least USD 200,000 on the title deed. See the residence permit for property owners.

Buying from abroad

You do not have to be in Turkey for every step. We show you the property by video call, send you the documents of the units you shortlist and plan the remaining steps with you. If you cannot attend the title deed transfer, a representative can sign with a power of attorney given before a notary; we explain the options and the documents for your country. Payments go through banks, never in cash.

Costs

As general information, these are the state's taxes and fees as of October 2026, not our fees:

  • Title deed fee: 2% from the buyer and 2% from the seller, 4% in total, on the declared transfer price, which may not be lower than the property tax value. Since Law No. 7566 (19 December 2025), the penalty for under-declaring the price is 100% of the tax.
  • Revolving fund fee: a fixed amount per transaction.
  • Valuation report: charged by the valuation firm.
  • VAT on a new property: the general rate is 20%. For housing with a building permit dated on or after 1 April 2022, the part of the net area up to 150 m² is taxed at 10% and the part above at 20%; 1% applies mainly to urban transformation projects.
  • VAT exemption: the first delivery of a new residence or workplace to a foreigner not resident in Turkey can be exempt if the price is brought into Turkey in foreign currency (at least half before the sale, the rest within one year). If the buyer disposes of the property within 3 years, the unpaid VAT plus interest becomes due.

A licensed accountant or tax advisor confirms how these apply to you. Our own fees are not published: contact us for fees, questions and service scope.

Risks and common mistakes

  • Paying a deposit before the title deed record and the building's status have been checked.
  • Declaring a title deed price that differs from the real price. The penalty for under-declaration is now 100% of the tax, and for citizenship every amount must match.
  • Paying in cash or through third parties instead of through a bank in Turkey.
  • For citizenship: buying from a foreign seller or a unit already used for citizenship, or paying before the valuation is known.
  • Relying on promised rental yields or buy-back offers.

Can I view properties by video call?

Yes. If you are abroad, we can show you projects and units by video call and send you the details of the ones you shortlist.

Do I have to be in Turkey for the title deed transfer?

Not necessarily. A representative can sign with a power of attorney given before a notary. We explain the options and the documents needed for your country.

Who checks the legal side of the purchase?

We coordinate the checks of the title deed record, the building's legal status and any mortgage or annotation with licensed professionals. We are not a law firm, and we recommend that you appoint an independent lawyer to review the contract.

What does it cost to buy property?

As general information, the title deed fee is 2% from the buyer and 2% from the seller (4% in total), on the declared transfer price. A fixed revolving fund fee and the valuation report are added, and VAT of 1%, 10% or 20% may apply to a new build unless an exemption applies. A licensed accountant or tax advisor can confirm your position.

What are your fees?

Our fees depend on the service and your situation, so we do not publish them. Contact us for fees, questions and service scope.

Can this purchase lead to Turkish citizenship?

Only if it meets the real estate route rules: at least USD 400,000, shown on the title deed, in the bank payments and in the valuation report, from an eligible seller, with a 3-year no-sale annotation on the title deed. We check a specific unit before you commit.
