Foreigners can buy property in Turkey with some restrictions, such as property shouldn’t be near military zone and there is a limit of property to be sold to foreigners in each district. There are some required steps when foreigners are buying property in Turkey. Foreigners need to exchange foreign currency to Turkish Lira at the bank in order to buy a property. Also, when foreigners buy a property, there has to be an evaluation report of that property in order to get title deed appointment.
Step by step guide to buying a property in Turkey: First, you need to open a bank account and transfer money to Turkey. Then, you need to make currency exchange document (Döviz Alım Belgesi) and you need to apply for the valuation report of the property. In the next step, you can get a title deed appointment from WebTapu and make signatures at the title deed office. New title deed in your name will be ready in 15 minutes after signatures.
Foreigners can also sell their property without any restriction to Turkish citizens or to other foreigners. The procedures are same as above. Note that there is 4% title deed tax that is divided 2%-2% between buyer and seller. Also, there is title deed processing fee around $500.
